Rundown Clapham church hall set to be transformed into gym and 9 flats

A rundown Clapham church hall is set to be revamped under plans to build a gym and nine new flats in the building. St Mary’s Hall near Clapham Common Tube station is in poor condition and in need of refurbishment.

Proposals to renovate the Victorian building on St Alphonsus Road would see the ground floor of the hall re-jigged to create a modern community hall and gym. The first and second floors of the building would be turned into nine homes, including five one-bed flats, three two-bed flats and a single three-bed flat. An extra storey would also be added to the building, according to plans submitted to Lambeth Council.




The community hall within St Mary’s Hall is currently not in use. At present, the building includes a single three-bed flat split across two floors. Developer Monheim Real Estate UK has brought forward the latest proposals for the rundown building.

Previous plans to create a new hall by demolishing the existing one and constructing a new building, including flats, were rejected by Lambeth Council in 2016. In its decision, the council said there was insufficient justification for a lack of affordable housing in the proposed development and criticized the impact of the planned building on light to neighboring properties.

An online brochure from 2021 invited developers to purchase a 150-year lease on the church hall on the condition they construct a new ‘parish facility.’ It invited offers in excess of £1,950,000 and described the premises as being in ‘poor condition’, and having ‘reached the end of their economic life’.

The brochure from estate agent Gerald Eve added: “The vendors are seeking a modern replacement facility to meet their current and future needs of the parish. We expect that a significant amount of capital expenditure would be required to bring the existing premises back to a lettable condition comprising a comprehensive refurbishment of the building fabric and probably replacement services.”
